Title Search는 현재 까지의 해당 부동산에 한 하여 실 소유주가 누구이고 저당이 잡혀져 있는 건 없는지의 기록을 보여준다. 예를 들면, Title Search에서는 Title Insurance를 들어 주기도 하는데, 해당 부동산에 한하여, 보험이 해당되는 부분과, 해당되지 않는 부분을 말해주기도 한다.  그리하여, 실 구매자에게 부동산에 관하여 과연 구매에 적당하고 다른 문제가 없는지 좋은 정보를 제공해 주게 된다. 그 다음 단계로는 변호사를 선임하는 것이다. 선임된 변호사를 통하여 해당 부동산에 관하여 그리고 구매자를 위하여 계약서 작성하는 것에 대하여 도움을 받는 것이 좋다. 작은 돈을 아끼려다가 차후 크게 돈을 잃는 수도 있기 때문이다. 부동산에 관한한 계약서를 작성하기 전에, 변호사의 조언을 받는게 좋다고 생각을 한다.

2008년 2월 1일 부로 시행 되어진, 사이판 구역제 법안의 시행으로 인하여, 모든 부동산 구매자들은 구매 하려고 하는 부동산이 어느 구역에 해당하는지 먼저 주의 깊게 살펴 보아야 한다. 예를 들면, 거주지역과 전원지역으로 구분이 되어진, 단단 지역에 대지를 구입하여, 상업적 건물을 지으려고 한다면, 구역제 허가증을 발급받지 못할 수도 있다. 또한, 모든 다른 종류의 사업들은 관할 구역에 속해진다.  그러므로 본인이 하고자 하는 사업 또는 현재 하고 있는 사업이 어떤 구역에 속해져 있는지 반드시 알아야 할 것이다. 구역제 법안에 대하여 잘 알지 못하게 되면, 추후 경제적 손실을 보게 될 지도 모른다.
